Why do I need a Help to Buy Valuation?
When you buy a property with the government’s Help to Buy scheme, you are effectively taking out a loan against a percentage of the equity on your home, meaning Target HCA in effect owns a percentage of your property.
As property prices change over time, when you sell, remortgage or buy more equity in your home (known as staircasing) you need to provide Target HCA with an independent valuation to ensure you repay them the amount that reflects the current market value.
For example, if you bought your home for £100,000 with a 20% loan from Target HSCA and your property is valued at £120,000 when you go to sell it, you will need to pay £24,000 back.
How do you make a Help to Buy Valuation?
Following a brief inspection of your property, the Chartered Surveyors at Morgan Sloane will use their knowledge of the local area and housing market to compose a Help to Buy report.
Due to the volatility of the housing market, your Help to Buy valuation report will only be valid for 3-months, so it’s vital that you commission a report only once you’re ready to sell, remortgage or buy more equity.
