If your home was purchased through the Help to Buy scheme introduced by the Government to support first-time buyers to get their foot on the property ladder, and you are in the position to sell, remortgage or purchase more equity in your home, then you will need to commission an independent chartered surveyor to carry out a valuation of your property.
The report can only be carried out by an independent party and outlines the amount repayable to Target HCA, the Government’s provider of Help to Buy loans, based on the current value of your property.
Why do I need a Help to Buy valuation?
When you purchase a property through the Government’s Help to Buy scheme you take out a loan against the equity in your new home. The valuation is sent to Target HCA who own a percentage of your property. The report will ensure your repayment is correct and in line with the current value of your Help to Buy property.
How do you make a valuation?
The process requires a knowledgeable Chartered Surveyor to visit your home and undertake an inspection of your property before putting together a Help to Buy Valuation report.
Once you receive your Help to Buy report, you will need to send it to Target HCA within 3 months. When they have received the report they will provide you with a calculation on the current value of your loan and the required repayment figure.
