Why do I need a Help to Buy valuation?
When purchasing a home with the government’s Help to Buy scheme you enter into a contract with Target HCA who will own a percentage of your property.
Once you are ready to sell, remortgage or buy more equity in your home, Target HCA will need you to provide a valuation from an independent, RICS registered Chartered Surveyor to ensure you repay them the correct amount, based on the current value of your property, not the initial loan amount.
For example, if you bought your home for £100,000 with a 20% loan from the government’s Help to Buy scheme and your property is valued at £120,000, then should you choose to sell your home, you will be required to pay £24,000 back to Target HCA in line with the increased market value.
How do you make a Help to Buy valuation?
Morgan Sloane will undertake an inspection of your home, which combined with their knowledge of the Colchester area, will inform a Help to Buy report.
When you receive your Help to Buy report, you will need to send it to Target HCA within 3-months. They will then use the report to calculate the current value of your loan and provide you with a repayment price.
