Why do I need a Help to Buy valuation?
When you purchased your Help to Buy home you entered into a contract with Target HCA who own a percentage of the equity in your property. In order to sell, remortgage or buy more equity in your home Target HCA require you to provide an independent, accurate and up-to-date valuation of your home to ensure you pay them the fair market rate.
For example, when you sell your home, rather than paying back the original value of the loan, you will pay back the value of the equity percentage purchased by Target HCA. Therefore, if you purchased your home for £100,000 and Target HCA provided a 20% contribution (£20,000 loan), then when you go to sell the property the value has increased to £120,000 then you will pay back £24,000.
How do you make a valuation?
A Chartered Surveyor will visit your home to undertake an inspection, this combined with their knowledge of the local housing market will inform a Help to Buy Valuation report. Once you receive your Help to Buy report, you must send it to Target HCA who will calculate the value of your loan and give you a repayment figure.
Don’t forget that your Help to Buy valuation is only valid for 3-months, so it is very important that you are ready for the next steps ahead before you instruct a Chartered Surveyor.
